Breathable masonry coatings and full-system paint applications over existing render.

Painting is the right answer when the render itself is sound but tired, discoloured or the wrong colour. It is dramatically cheaper than re-rendering and, with a proper coating system, gives ten to fifteen years before recoating.

The make-or-break is preparation and paint choice. We clean and treat the surface, fill and stabilise cracking, and apply a stabilising primer where the existing coat is chalky. On paint choice, breathability is the thing most people get wrong — plastic-heavy masonry paints seal the wall and cause blistering and peeling when trapped moisture tries to escape, particularly on older solid walls. We specify breathable silicone or mineral silicate coatings that let the wall dry out while still shedding rain.

When it is the right choice. Choose painting when the render is structurally sound and you want a colour change or refresh without the cost of a full re-render.

Render Painting & Coating — your questions

Can you paint over silicone render?

You can, but it removes the self-cleaning and through-colour benefits you paid for and commits you to a repainting cycle. We usually advise cleaning instead.

What paint should be used on render?

A breathable coating — silicone-based or mineral silicate. Avoid heavy plastic-based masonry paints, especially on solid walls, as they trap moisture.

How long does masonry paint last?

A good breathable system on properly prepared render typically gives ten to fifteen years. Cheap paint on unprepared render can start failing within two.

Why is my masonry paint peeling?

Almost always trapped moisture behind a non-breathable coating, or paint applied over a chalky, unstabilised surface without a primer.

What time of year is best for rendering?

Spring through autumn is ideal. Render should not be applied in frost or in very hot direct sun, so winter work needs protection and settled conditions.

Can you render over existing render?

Sometimes, if the existing coat is completely sound and well-bonded. We hammer-test it first. Anything hollow has to come off, because covering failure just hides it.
