Render Cleaning

Soft-wash render cleaning and biocide treatment that removes algae without damaging the finish.

Green and black staining on render is almost always biological — algae, lichen and moss establishing on a damp, shaded surface. The instinctive fix is a pressure washer, and it is the wrong tool. High pressure strips the surface off thin-coat render, drives water into the substrate, and leaves an opened-up surface that regrows faster than before.

Soft washing is the correct method. A biocide is applied at low pressure and left to kill the organism at root level, then the residue is gently rinsed. Because the spores are killed rather than blasted off, regrowth is dramatically slower. We also check the cause while we are up there — overflowing gutters, blocked downpipes, overhanging vegetation and failed sills are usually what made one elevation green while the rest stayed clean.

Render Cleaning — your questions

Can I pressure wash my render?

We strongly advise against it on thin-coat silicone, acrylic and monocouche. High pressure erodes the finish and forces water behind it. Soft washing is the safe method.

How long does render cleaning last?

Typically two to four years before noticeable regrowth, depending on shading, aspect and nearby vegetation. Annual maintenance treatments extend that considerably.

Will cleaning restore the original colour?

On through-coloured render, usually yes — the colour is intact under the growth. On painted render, cleaning may reveal that the paint itself has faded unevenly.

Why is only one wall green?

North-facing and shaded elevations stay damp far longer, so algae establishes there first. Overhanging trees and leaking gutters accelerate it.

Will you need scaffolding?

For anything above single storey, yes — it is safer and produces a better finish than working off ladders or towers. Scaffold is included and itemised in the quote.

How long before I can paint new render?

Through-coloured systems need no painting at all. Sand and cement should cure for around 28 days before masonry paint goes anywhere near it.

Do you take a deposit?

For most domestic jobs we take a deposit to cover materials and scaffold, with the balance on completion. Terms are set out clearly in the written quote.
